About Landlord Metering
Our Story
Towards the end of 2015, our founder Gary Wernick decided to convert a two bedroom house in Doncaster into two flats. He was shocked to discover that it would cost £1,800 to install an extra connection to the electricity network, i.e. to run a cable six feet.
None of the sub-metering services available met his needs as a landlord living over fifty miles away. He couldn’t sell cards to tenants, collect pound coins, or attempt to bill tenants in arrears for their consumption. He also needed a fraud proof system given the nature of tenants in that area.

Gary was well placed to solve this problem. Not only did he have over twenty years experience in the Energy sector, but he was also a property developer.
We initially partnered with Meterix, who were developing the back-end computer systems and communication system to run smart meters on a PAYG basis in conjunction with Iskraemeco, one of the largest European meter manufacturers. And we still run several thousand legacy meters under the in2metering brand.
Despite the in2metering system generally working well, we were never fully happy with it.
Now we have designed and built our own system to address the issues that we had frustrated us from our many years of experience.
It has taken three years of development but we are proud of our new Pay4Energy infrastructure. We now have tested the new system on over 1,000 meters and are satisfied that we have ironed out any teething issues. We are offering migration to all our landlords on the legacy in2metering system with a free "new for old" exchange.
It is cheaper to run and we are able to pass on these savings to the landlords in lower meter costs and the tenants in lower fees. As we have stripped our costs to the bone, we do not have to charge a daily standing charge. This greatly simplifies our business model and makes it far easier for us and landlords as there is no debt to clear when there is a void period between tenancies (unless the landlord chooses to recover their standing charge).
But more importantly it is significantly more robust in that we can now deliver top-ups to meters in those rare occasions when the mobile phone network is out of action. We no longer have to leave tenants without heat and lighting through no fault of their own, whilst still delivering the advantages of smart sub-metering. It is a good system.
Meet The Team

Gary Wernick
Founder
After starting his career at the Bank of England and Reuters, Gary moved to Elexon, where he was part of the team which wrote the rules used to open up the UK electricity market for retail competition in 1998. He has worked for several energy companies both in the UK and abroad, including being head of back-office of an Electricity supplier, as well as in charge of testing for Total’s European Gas & Power trading arm.
In addition to his energy experience, he has also been in charge of developing sixty riverside flats in Gainsborough (and remains director of the Management Company) and has a small buy to let portfolio.
He holds an MBA from Bayes Business School, an MSc in Operational Research from Lancaster University and an MA in Physics and Management Studies from St John’s College, Cambridge and is a Certified Systems Analyst.

Motti Haber
Head of Operations
Motti looks after the day to day running of the business.
He started his career as a para-legal before moving into logistics, with his last position before joining us being in charge of a team of eight for an ecommerce company.

Rodgers Gambara
Manager - Landlord Support
Rodgers’ primary focus is to look after Landlords – explaining our services to potential new clients, and ensuring that we delivery a superb level of customer care.
He was previously the Manufacturing Operations Manager for Cairns Foods in at one of their plants in Zimbabwe.
Rodgers holds an MBA from Cranfield and a BSc in Mechanical Engineering from Blida University (Algeria).
